How much does window cleaning cost?

For a normal regular window cleaning round, many homes will fall somewhere from the low teens into £30 or more per visit.

Smaller properties in lower-priced areas can be cheaper. Large detached homes, premium locations, difficult access, three-storey properties and homes with lots of glass can cost considerably more.

The most important thing is that the price should reflect the actual work involved.

A small terrace with six easy windows should not automatically cost the same as another terrace with bays, French doors, Velux windows and awkward rear access.

Window cleaning prices by property type

Property type is useful as a rough starting point, but it should never be the only thing used to calculate the price.

Flats and apartments

A small ground-floor flat can be a relatively quick clean, especially where all of the glass is accessible from outside.

Flats can become much more expensive when balconies, restricted access or windows that can only be reached through the property are involved.

Terraced houses

Terraced homes are often among the quickest regular jobs when the fronts and backs are straightforward.

The price can change significantly where rear access is through the house, there are large extensions at the back or the property has bay windows.

Semi-detached houses

Semis are one of the most common regular window cleaning jobs in the UK.

The total usually comes down to the number of windows, doors and any extras rather than the fact the house happens to be semi-detached.

Detached houses

Detached houses often have more side windows and more glass overall, so they usually cost more than a comparable terrace or semi.

Large bifold doors, roof windows and extensions can increase the price further.

Bungalows

Bungalows can be straightforward because everything is at ground level, but they often have more windows spread around the building.

A bungalow with twenty windows can still be a bigger job than a two-storey house with ten.

Large homes and estates

Large homes should be priced around the amount of glass and the time required rather than being forced into a normal house-price bracket.

How much does window cleaning cost per window?

A simple price per window can be useful when you are trying to understand a quote, but it does not tell the whole story.

A small bathroom window is not the same job as a large picture window.

A normal casement window is not the same as a large bay.

A Velux can take more work than a straightforward ground-floor window.

There is also normally a minimum visit price.

This means four windows will not necessarily cost half as much as eight windows because the cleaner still has to travel to the property, set up the equipment and complete the job.
Regular window cleaning is normally cheaper per visit when the cleaner is coming more often.

A four-weekly customer is giving the cleaner regular work and the windows do not usually have as much time to build up dirt.

At six or eight weeks, the job may take a little longer and the cleaner is earning from that property fewer times during the year.

Twelve-weekly and occasional cleans will normally carry a larger increase.

One-off cleans are different again and are usually priced considerably higher than a regular maintenance visit.

Why does the first window clean cost more?

A first clean is normally more work.

The cleaner may need to remove old dirt from the glass, frames and sills before the property can be maintained properly.

There may be algae around the seals, heavy dirt on the frames, old cobwebs, bird mess and areas that need rinsing several times.

For this reason, our calculator does not treat the first clean as just another normal visit.

The first clean starts higher than the regular price and can increase further where the windows have not been professionally cleaned for a long time.

Inside window cleaning prices

Inside window cleaning should not automatically be cheaper than the outside.

The cleaner has to move around the house, work around furniture, blinds and curtains, protect the inside of the property and normally clean the glass using traditional tools.

For some cleaners, inside work takes longer than the exterior.

That is why our calculator prices inside cleaning separately.

Conservatory cleaning prices

There is a huge difference between cleaning a few conservatory side panes and cleaning an entire conservatory inside and out.

A full conservatory clean can include:

roof bars and awkward detailed areas

Inside conservatory roofs can be particularly time-consuming.

Our calculator treats conservatory work as a separate part of the job instead of simply adding a few pounds to the house price.

Does your postcode affect window cleaning prices?

Yes.
Window cleaning prices are not the same everywhere in the UK.

Local house prices can affect what the market will support, but they are not the only factor.

Parking, congestion, travel time, emissions restrictions, route density and local competition all make a difference.

There are also places that do not follow the normal regional pattern.

Some premium rural and tourist locations can be expensive even though they are nowhere near London.

Some parts of the South Wales Valleys can be much cheaper than the UK average.

That is why our calculator uses postcode information rather than giving the whole country the same price.

Location
